Pre-Wire 101: What Your Builder Needs From Your AV Designer

New construction is the single best opportunity to build a home with the AV, networking, and automation infrastructure you actually want — because the walls are open and the cost of running conduit and cable is a fraction of what it becomes after the drywall goes up. But that opportunity only exists if the right planning happens at the right time. Here's how the pre-wire process works and what needs to be coordinated with your builder.

When the AV Designer Needs to Be Involved

The most common mistake in new construction AV is engaging the integrator after the home is substantially designed. By the time framing is up and electrical is rough-in, decisions about equipment room location, conduit routing, speaker pocket placement, and display wall construction have already been made — some of them in ways that make the intended AV scope significantly more expensive or complicated than it needed to be.

The right timing for AV design involvement is during the architectural design phase — before working drawings are finalized. At that stage, equipment room location can be optimized for signal routing, speaker positions can be incorporated into ceiling design, and display wall construction can be specified correctly the first time. When we work in coordination with the architect and builder from early design, the result is infrastructure that's cleanly integrated into the home rather than retrofitted around it.

What Pre-Wire Actually Includes

Pre-wire encompasses every cable run and rough-in that needs to happen while the walls are open: structured wiring for data to every room, speaker wire runs for whole-home audio zones and theater, HDMI or AV distribution conduit, camera cable runs to every exterior camera position, low-voltage control wiring for keypads and touchpanels, shade rough-in for hardwired motorized shades, and power circuits for equipment rooms and rack locations.

For homes on Lutron lighting systems, the Lutron wiring rough-in is separate from standard electrical and needs to be coordinated with the electrician. Lutron's QS backbone has specific wiring requirements that differ from standard residential electrical practice. Getting the electrician and the low-voltage contractor aligned before rough-in prevents problems.

Equipment Room: The Most Important Pre-Wire Decision

Every system of any meaningful complexity has a central equipment location — a rack room, media closet, or dedicated AV room where servers, processors, amplifiers, networking gear, and distribution equipment live. The location of this space relative to the primary display and audio zones significantly affects the complexity and cost of the cable infrastructure.

We prefer equipment rooms that are centrally located relative to the home's primary AV zones — minimizing run lengths and distributing the load of long cable runs evenly. The room needs to be adequately ventilated for the heat load of the equipment, accessible for service, and sized appropriately for the scope of equipment being installed.

Conduit: The Future-Proofing Investment

Where cable runs pass through inaccessible spaces — concrete slabs, inside walls, under flooring — installing conduit rather than just pulling cable gives you the ability to replace or add cables in the future without opening the structure. For critical runs where technology will evolve (display connections, primary network backbone), conduit is an investment in flexibility. It costs relatively little during construction and can be very expensive to replicate after the fact.

Coordinating with the Builder

A successful pre-wire requires close coordination between the AV integrator, the general contractor, the electrician, and often the framing contractor. Rough-in walkthroughs before framing begins, coordination meetings to review the pre-wire plan against architectural drawings, and on-site presence during the rough-in phase to verify work is being done correctly — these are the touchpoints that determine whether the pre-wire delivers what was intended.
